Terms & Conditions

BOOKING & DEPOSIT By placing a booking with us (Casa Quintas) you (the lead guest) and your booking party (guests) agree to the following terms and conditions as set-out. During your stay you agree to abide by the subsequent conditions as set-out. If you have any questions about booking with us, please contact us before making a booking.


To place a booking with us the lead guest must be at least 18 years of age. The maximum number of staying guests per room is illustrated in the room occupancy details on the website. Where the person making the booking is different to the lead guest taking up the occupation, the person making the booking may be held responsible for cancellation, non-arrival and damages as set-out within. Only the lead guest and the named booking party are allowed to use the property and its facilities, any third-party visitors are only allowed access at Casa Quintas permission.


To confirm the booking, we require a deposit to be paid in advance, this deposit amount is 75% of the full room booking. With the confirmation of the booking request the guest will receive the detailed payment instructions. Payments can be made online by digital bank transfer to the bank account of Casa Quintas.

Deposits are only refundable according to the conditions explained below.


CHILDREN & EXTRA BEDS Children are welcome and additional costs such as an extra bed are mentioned on forehand. They need to observe the tranquility code in public spaces and be supervised by their legal parent or guardian appointed by the law of the minor. This person is fully responsible for the safety and health of the minor and is obligated to supervise the child at all times. Casa Quintas cannot be held responsible for any accidents.


There is a limited amount of extra beds and baby cots available, so please inform on forehand before making your reservation. Otherwise, we cannot guarantee the right room and amount of beds for your stay with us.


It is not allowed to bring unregistered guests in the accommodations and on the property of Casa Quintas.


PETS Pets are not allowed due to hygienic reasons. And since there are already some sweethearts living around Casa Quintas.


CHECK-IN & CHECK-OUT Guests must check-in and check-out by the times stated below:

  • Check in from 17:00 till 22:00. After 22:00 a check-in is only possible on request and we apply a surcharge of €35,00 per room. A check-in after 00:00 is not possible due to disturbance of the other guests staying at Casa Quintas.

  • Check out from 08:30 till 11:00 on day of departure. In case of an earlier check-out, the remaining bill needs to be paid the day before.  

  • Early check in or late check out is only possible on availability and request. With an additional charge (€35,- per room for early check-in and for check-out 50% of the room category booked).


The remaining room booking amount (25%) will be paid upon arrival and extras on the check-out (cash). We don’t have a card machine available at Casa Quintas.

CANCELLATION & REFUND OF DEPOSIT If you need to cancel your stay with us, please contact us as soon as possible and inform us by email only at Deposits already paid are only refunded in accordance with the following conditions;

  • Cancellation made 60 days or more in advance of arrival date the full deposit will be refunded

  • Cancellation made 30 days or less of arrival date, 25% of deposit will be refunded

  • Cancellation made 14 days or less of arrival date, a no show or leaving before the booked check-out date, no refund will be issued and the full amount of booking is charged (the remaining amount needs to be paid)

This terms and conditions are automatically accepted once the reservation is completed and confirmed. Every guest is individually responsible for acquiring an appropriate travel insurance.

We keep the right to change these terms and conditions anytime. In the rare event we need to cancel your booking with us, please be aware that we cannot be held liable for circumstances beyond our control and that our liability to you is limited to the refund of any payment already made.


All guests agree to respect the rules set by Casa Quintas, privacy and peace of all other staying guests, neighbors and the owners at all times. We reserve the right to cancel a booking with immediate effect and without any refund if guests are not honoring this agreement or causing a disturbance / nuisance.


In case of a refund, please note that refunds can take up to 10 days to process.


WIFI & APPROPIATE USAGE There is free high-speed WiFi available at Casa Quintas. Where WiFi Internet access is provided, guests accept to use this access to the internet fairly and appropriately. The internet access provided is intended for general use such as access to the world wide web, email, messaging, social media, light video / music / media streaming. It is not intended or ideally suited for heavy media streaming, online gaming, extensive downloads / uploads. Access to illegal activity or use of our network for illegal activity is not prohibited and will be reported to local authorities.

We may monitor network performance and user usage in order to maintain a fair and high level of service to all our guests.


PARKING Where on-site parking is provided, guests accept that they park their vehicles at their own risk.


SMOKING All rooms at Casa Quintas are 100% non-smoking rooms, including your balcony, and smoking is only permitted in specific areas outside when using an ashtray. A €200,00 deep cleaning fee will be charged to any guest who violates the smoking policy. Smoking is not permitted in the entryway of any door or guestroom. Any damage caused by smoking in the room will be charged to the final bill.


PUBLIC AREAS & SWIMMING POOL Please be quiet between 22:30 and 08:30. At other times keep noise within normally acceptable limits. If you leave the public area make sure you take all your belongings and in case of any rubbish please leave it in the provided trashcans.


The swimming pool can be used between 08:30 – 20:30 (or on request). All persons using the pool do so at their own risk. Casa Quintas is not responsible for any accidents or injuries. Toys such as rings, noodles or inflatable items are only allowed in the pool when approved by Casa Quintas. All other regulations can be found on the info sign next to the pool.

FOOD & BEVERAGE It’s not allowed to bring your own food and drinks into the public areas since we provide a wide range of drinks and little snacks. It is allowed at your own private area but Casa Quintas does not provide the necessities needed to consume such as glasses, cutlery, plates etc. In case items of Casa Quintas are used and broken, we have to add these costs to your bill. 

DAMAGE & LOST The lead guest will be held responsible for any loss or damage to the hotel property caused by any member of the booking party. We reserve the right to charge the guest for any damages caused, this includes breakages, spillages, stains, damage to the furniture etc. Any accidental damages should be reported as soon as possible in order to minimize damage and associated costs.
During their stay the guest is responsible for the room keys. In case of loss or theft the guest is responsible for covering the costs of €30,00.


Any lost property, if discovered and found, left behind by guests during their stay will be held for a period of 1 month. While we will make our best efforts to reunite lost property with their owners we are not responsible in replacing lost items and therefore we encourage guests to ensure they have all their belonging before checking-out. We can offer to post lost items at the cost of the owner.


Guests are requested to lock the door of their rooms when going out or going to bed. Casa Quintas is not responsible for any loss / or damage to the Guest’s belongings or any other property from either the hotel room or any other part of the hotel for any cause whatsoever including theft.


HAZARDOUS GOODS Gambling, prostitution, weapons, explosives, poisons or drugs are strictly prohibited at Casa Quintas. Anyone found in possession of or taking any kind of these illegal and/or legal substances or components will have their stay terminated and the matter will be reported to the police without exception.


YOUR PERSONAL DETAILS & PRIVACY We are required to keep a register of guests over the age of 18 who stay with us, this includes full names and nationality, and/or passport numbers, place of issue. This is in accordance with the Immigration (Hotel records) Order 1972. These records are kept for a minimum of 12 months and in accordance with the DPA (Data Protection Act 1998) and the GDPR (General Data Protection Regulation).


Our policy surrounding the personal details you provide as part of any booking or enquiry through this website / or third-party website, including the privacy of those details are explained and set out in our Privacy Policy.

You agree that we may collect film material during your stay at Casa Quintas. For our guests and company security, we have camera surveillance at. Casa Quintas is responsible for all camera surveillance and comply with the regulations regarding this. We assist the police and other authorities with film material when performing their duties in law enforcement, prosecution and punishment, in order to ensure the safety of our business. You have the right to request to be removed from film material and/or to be masked to limit personal data processing, if we have informed you that we use this to establish a crime event when you appear on the same film as an offender. Film material is not studied continuously 24/7 but only at an event to prevent and investigate any crimes at Casa Quintas. The film material is automatically deleted after 90 days. We cannot disclose film material to you as a guest or company, only authority has access and right to it when they fulfill their duties.


OUR RIGHT TO CANCELLATION We reserve the right to cancel any booking without compensation, refund or reimbursement if the terms of these conditions are breached.


COMPLAINTS In case of any complaints, we ask you to mention this as soon as possible, at least during your stay. This allows us to solve the problem. If the complaint was not properly solved, a written complaint should be submitted within 1 (one) month after the period of stay. Complaints that are not submitted within due time are not admissible. We do have the online complaints book, the so called Livro de Reclamação.
